This two-floor office tenant improvement in Oakland called for a full lighting package alongside coordinated power distribution supporting a wide mix of program — general office and conference space, kitchen and amenity areas, and a dedicated fitness studio. Lighting controls were layered in throughout, tying a mix of linear, pendant, and specialty fixtures together across both floors.

Beyond the tenant space itself, the scope extended into mechanical coordination — bringing power to ceiling-mounted HVAC units on both floors and running dedicated circuits to rooftop kitchen exhaust equipment — along with emergency lighting and life safety systems, and landlord-side power serving the building’s basement and reception area.
